Local know-how

Electrical Work on Mt. Washington’s Hillsides

Mt. Washington homes sit on steep lots along narrow, winding streets. Many were built between the 1920s and 1960s, some with additions from several different decades, and the wiring often shows it.

Getting to the work matters here. Eldred Street has a 33 percent grade, among the steepest in Los Angeles, and the hill was steep enough that a funicular railway ran up it from 1909 to 1919. Many homes sit above long stairs or steep driveways, so we work out where a new panel or sub-panel can go, and how long each run will be, before the work day rather than during it.

Hillside homes also tend to have long runs between the meter, the panel and outbuildings, which matters for EV chargers, sub-panels and lighting on decks and stairways. We plan those runs carefully.

Mt. Washington is part of the City of Los Angeles, so permits go through LADBS and power comes from LADWP.

What We Do Most in Mt. Washington

Generators and Backup Power

Hillside streets catch the wind. In the December 2011 windstorm, gusts reached 100 mph on Mt. Washington. We install generators with a proper interlock or transfer switch.

Sub-Panels for Long Runs

Steep lots often put the meter at the street and the house, garage or deck far below. A sub-panel keeps circuits short and voltage steady.

Outdoor and Stair Lighting

Long stairways and decks need safe, weather-rated lighting. We wire it on its own circuits with GFCI protection.

Building on Mt. Washington’s Hillsides

Mt. Washington is in a Very High Fire Hazard Severity Zone, and its hillside lots fall under the Mount Washington/Glassell Park Specific Plan. Parts of the neighborhood also sit inside the Highland Park–Garvanza HPOZ. Most electrical work goes through LADBS as a standard permit, but bigger projects on steep lots can involve more review.

For service upgrades, LADWP sends an Electric Service Representative to approve the meter location, called a meter spot, before the LADBS inspection. On tight hillside lots, where the meter can go isn’t always where it is now. We request the meter spot early and design around the answer.
